  The Opportunity

The Architect, James Jao, has donated his expertise to this project. The landowner, GP Homes, has donated the land and will develop the houses at virtually cost price. The Profitable Group have agreed to market these properties at no cost. The only thing missing is the financing of the building, which is where you come in.

You provide the build cost and in get a return from the property when it is sold. The return is not huge, only 5%, but it is more than you would typically get leaving funds in a bank. Remember also, the build time is short so you won't have to wait a long time for your return.

Best of all, you can be part of this landmark project that gets people out of slums, improves the lives of families and allows you to make a small profit at the same time. There is no restriction on how many units you can purchase. There are only 240 on this project, so they will be allocated on a strictly first come first served basis. Once this site is completed, additional sites will be offered, so that you can continue to support this worthy program if you wish.

Procedure

1. Build cost per Berde Bahay is US$17,300
2. These funds are paid into a Lawyers Client Account.
3. All bills to be paid for the construction of the property are paid through this account. The Developer may utilise
these funds to gain better trading terms such as bulk discounts, but the monies are never in their hands -
they are disbursed by the Lawyers.
4. Proceeds from the sale of the property are also paid into the same Lawyers Client Account and they disburse
your return to you (US$18,165), prior to any other disbursements. This means you have the first charge on any
proceeds from the sale of the property and any remaining funds are then disbursed accordingly.
